COPPERFIELD PROPERTY OWNERS ASSOCIATION
Board of Directors Meeting  April 17, 2012

Present were:  Jim Cooper-President, Chris Brogan- Vice President, Biagio Simone – Secretary, Maurice Cronin – Treasurer, & Lesley Studholme- SCM.  A quorum was established.  Ray McDermott- Director- was absent.

Guests- Wil Leister

Jim Cooper called the meeting to order at 7:06 p.m. at the Health Center of Merritt Island.   

READING OF THE MINUTES
The minutes of the meeting of February, 2012 were read by Biagio Simone. Maurice made the motion to accept the minutes, Chris seconded and all were in favor. 

TREASURER’S REPORT
The treasurer’s report for the March period was given by Maurice Cronin- He provided details on the deposits, with drawls and ending balance for the Wells Fargo checking account.    He then included the Fidelity Reserve account deposit, interest and balance.  A motion to accept the Treasurer’s report as provided was made by Biagio.  Chris seconded and all were in favor.   The report is to be made an integral part of these minutes.  Maurice questioned the status of the CD at the end of the term.  Wil offered to research rates again and Lesley indicated it rolled over if we do not notify them of a change.

MANAGER’S REPORT
Lesley Studholme of Space Coast Management submitted the manager’s report for February.  This report consists of tracking non compliance issues in Copperfield.   Owners have responded and the issues are either being worked on, or completed.  There were 9 delinquent maintenance fees still outstanding at the 2nd quarter billing. Lesley has been corresponding with lenders and owners to bring the accounts to date.  

COMMITTEE REPORTS
ARC–   Chris Brogan reviewed 2 ARA’s for the time period. One was on the spot – both have been approved.
   
ARCC-    Tom Loshe did submit an ARCC report which represents March activity   Three ARA’s are completed and approved.  This report is an integral part of these minutes.

LANDSCAPE - Biagio reported that Southern Greens has completed the trimming of the pepper trees on the cul de sac.  

OLD BUSINESS
There is no old business to discuss

NEW BUSINESS -
A tree at the corner of the wall has a broken limb and appears to be in bad shape and could be dangerous.  Chris made a motion to have Leland remove the tree, grind the stump and haul away for up to $250.00.  Biagio seconded the motion and all were in favor.  SCM will contact Lelands.

GENERAL QUESTIONS AND ANSWERS-   

There was discussion on the status of 1811 Abbeyridge plans to rebuild.
SCM will contact the owner for an update.

There was discussion on the sign posting requirements for the meetings.  It was determined that the BOD is complying with the state and document regulations.

Maurice made the motion to adjourn, Ray seconded and all were in favor at 7:52 p.m
