COPPERFIELD PROPERTY OWNERS ASSOCIATION
Board of Directors Meeting
July 17, 2012

Present were:  Chris Brogan- Vice President, Biagio Simone – Secretary, Denis Riley, newly appointed Treasurer, Ray McDermott- Director & Lesley Studholme- SCM.  A quorum was established.  

Guests- Will Leister

Chris Brogan called the meeting to order at 7:05 p.m. at the Health Center of Merritt Island.   

Denis Riley stepped forward to offer his services in replacing Maurice Cronin as treasurer for Copperfield.  Denis has a background in banking and his wife is Chairperson of the ARC.  Ray nominated Denis as treasurer, Blaise seconded and all were in favor.  Thank you Denis!!!!

READING OF THE MINUTES

The minutes of the meeting of May 2012 were read by Biagio Simone. It was noted that the April minutes were read by Biagio Simone. Ray made the motion to accept the minutes, Denis seconded and all were in favor. 

TREASURER’S REPORT

The treasurer’s report for the May and June period was given by Lesley Studholme-SCM-  She  provided details on the deposits, with drawls and ending balance for the Wells Fargo checking account.    He then included the Fidelity Reserve account deposit, interest and balance.  A motion to accept the Treasurer’s reports as provided was made by Biagio.  Ray seconded and all were in favor.   The reports are to be made an integral part of these minutes.  Lesley submitted copies of the reports to the new treasurer Denis Riley.

MANAGER’S REPORT

Lesley Studholme of Space Coast Management submitted the manager’s report for April.  This report consists of tracking non compliance issues in Copperfield.   Owners have responded and the issues are either being worked on, or completed.  

There is 1 owner with delinquent maintenance fees at 2187 Hedgerow that is still outstanding and who has not made any attempt to pay.  It was decided by the Board that the attorney needs to be involved in order to collect this debt.  Lesley will contact the attorney. 
Ray discussed the situation with the number of repeat third notices being sent by the manager every month.   It was decided that Lesley will send certified copies to the subsequent property owners and in turn will notify the attorney of the non compliance issues of these properties. 
 

COMMITTEE REPORTS

ARC–   Chris Brogan reviewed 1 ARA for the time period. It was a garden shed and had already been approved.
   
ARCC-    There was no report submitted.

LANDSCAPE-Ray McDermott

The owners of 1800 Abbeyridge indicated that the mold/mildew reported on their sidewalk/driveway is the result of Copperfield sprinklers.  It was determined that the areas will be pressure washed by a Copperfield representative after which the property owners will be given 30 days to install their own heads from their sprinkler system.  After the 30 day period, Southern Greens will be given the authorization to cap the offending sprinkler heads thereby eliminating any chance of damage to the property or fixtures and also eliminate any further pressure washing costs to COP.

Ray made the motion to spend $85.00 to have the areas pressure washed, Blaise seconded and all were in favor.
