COPPERFIELD PROPERTY OWNERS ASSOCIATION
Board of Directors Meeting
September 18, 2012
 

Present were: James Cooper-President, Biagio Simone-Secretary, Ray McDermott-Director.  A quorum was established.

Guests  Will Leister, Carolyn McDermott-ARC member, Chris Saretsky-ARC   member, Mary Lou Simone

Jim Cooper called the meeting to order at 7:00 p.m. at the Health Center of Merritt Island.

READING OF THE MINUTES

The minutes of the meeting of July 17, 2012 were read by Biagio Simone.  Ray McDermott made the motion to accept the minutes, Biagio Simone seconded and all were in favor.

TREASURER’S REPORT  No report was read.

MANAGER’S REPORT

Although Lesley Studholme was absent her report was read by Ray McDermott.  This report consists of tracking non-compliance issues in Copperfield. Owners have responded and the issues are either being worked on, or completed.

ARC   One ARA was submitted, was approved and completed for a paver 
  Driveway at 661 Heather Stone Drive.

ARCC  A complete list of ARA’s received since May was submitted and read.
  All but one has been completed.  A copy is attached.

LANDSCAPE - Ray McDermott

In the front entrance area there are two cottonwood trees that need trimming or cutting down.  We have a recurring problem with limbs overhanging the sidewalks and with branches in the power lines.  A recommendation from Leland Landscaping is to cut down the trees and then we could put some lower type vegetation there to replace them.  The estimate to have the trees trimmed is $150.  To have the one tree removed and the stump grinded is $250.  
Ray made a motion to remove both trees for $500, done by Leland Landscaping, and then have something put in their place.  Biagio seconded the motion and all were in favor.  

In response to an inquiry from Carolyn McDermott about trimming the palms out front, Ray made a motion to allow up to $250 to trim all palms out front.  Biagio seconded the motion and all were in favor.

OLD BUSINESS

Regarding the problem with the irrigation system at 1800 Abbeyridge, 30 days have passed since the notice was sent to them that we were going to cap our portion of the system, with no response from them.  Ray suggested that we possibly send out a release from damages to their landscape and property from our sprinklers.   
Finally, a motion was made by Ray to have Lesley notify the homeowners that we will have Southern Greens cap of our lines on or after October 15th.  Biagio seconded the motion and all were in favor.

NEW BUSINESS

661 HEATHER STONE
The ARC committee  reported on their approval of a paver driveway at 661 Heather Stone.  They said that after much discussion the came up with Guidelines for installation of paver driveways in the future so that there will be uniformity throughout the neighborhood.

Biagio made a motion to accept the Guideline for Pavers and Ray seconded it.  All were in favor.

They agreed that next month the Board will discuss the possibility of making a Resolution regarding these Guidelines, which will then be attached to the Documents permanently.

1811 ABBEYRIDGE
Plans for a new home to replace the previously destroyed home have been submitted and approved by the ARC.  The Board reviewed the plans.
Ray made a motion to endorse the approval by the ARC of the plans for new construction at this address.  Biagio seconded and all were in favor.

OTHER MATTERS
The  Board expressed gratitude for the efforts of the ARC members in working through the process of approval of these two new projects.

The Board also expressed thanks to Mary Lou Simone for taking the minutes in Lesley’s absence.

Biagio made the motion to adjourn.  Ray seconded and all were in favor.  The meeting ended at 8:22 p.m.
