Kelly Stanton called the meeting to order at 7:02 p.m.

Present:  Alyse Avitabile, Kelly Stanton, Karen Lentz and Charlie Abell.  Jim Cooper was absent.  Also in attendance: 2 members indicated by sign in sheet, and Renae Foster with TCB Property Management.

Alyse Avitable made a motion to accept the September 2015 Board of Director Meeting minutes as presented. Karen Lentz seconded the motion and the motion was approved unanimously by voice vote.

Old Business: 

Review Final Draft of Resolution on Vinyl Fences:  We still need Jim Cooper’s signature, but he is out of town until December.

Topics for December Chronicles:  The next Chronicles will be sent out in Mid- December.  Kelly will write up an article about fireworks, and Alyse will write up an article about cleaning and maintaining fences, with a note about the new Resolution.

Outstanding Violations:  Renae Foster will email the homeowner with a stained side of home regarding the status of painting their home.  Renae Foster will also check with Clayton & McCulloh regarding what cost would be involved in sending a follow up letter to the other outstanding violation regarding the need to attend to details.

New Due Process Violations:  Kelly Stanton reported that some of the violations are improving, but there are still 52 items that need to be addressed.

Landscape Report:  The landscape committee has nothing new to report this month.  The committee did submit suggestions for consideration when preparing the 2016 Proposed Budget.

New Business:

·     Legal Representation:

Alyse Avitable made a motion to switch from Clayton & McCulloh to Arias Bosinger Law Firm for all legal issues.  Karen Lentz seconded the motion and the motion was approved unanimously by voice vote.

2016 Proposed Budget: Alyse Avitable presented the proposed 2016 budget line by line for final review before mailing it out to all of the residents.  After some discussion, there will be minor edits to the budget, and the Alyse will send an updated copy to Renae to include in the Annual Meeting Mailing.

Adjournment:  Alyse Avitable made a motion to adjourn the meeting at 7:52 p.m.  Karen Lentz seconded the motion and the motion was passed unanimously by voice vote.
