 Kelly Stanton called the meeting to order at 7:02 p.m.

Present:  Alyse Avitabile, Kelly Stanton, Charlie Abell, and Steve Balch. Mike Scira was absent.  Also in attendance:  Sharon Lockamy with TCB Property Management, and 3 owners indicated by sign in sheet.

Charlie Abell made a motion to accept the March Board of Director Meeting minutes as presented. Alyse Avitable seconded the motion and the motion was approved unanimously by voice vote.

OLD BUSINESS:

·        ARC Architectural Guidelines steps:  Kelly Stanton should get the draft on Thursday.  This is work is still in progress. 

·       Violation Status:  Renae Foster will contact Sonia to get a status on them.

·       Proposed Topics for Next Chronicles:

o   Property Rezoning:  Next meeting on May 5th.

o   Lock your vehicle reminder

o   Sidewalk Party:  In the fall and we need a committee to help.

·       CD Maturity:  Alyse Avitabile will was going to check on rates, however it was brought to our attention that the rates are so close that the trouble to change banks and move the money does not make the move justifiable.

Reports:

Landscape Committee Report:

1.      Status – Charlie stated the sprinkler filter is being kept clean.

2.      Trimming of the entrance palms completed by Leland Tree Service.  An agreement was reached with Leland to trim these palms twice this year for $300 each time; annually around April 1 and November 1.

3.      Dave Goodman painting should complete entrance wall painting by the first week in May.  Charlie will supply water to pressure wash west side of wall and will arrange for access to the sprinkler pump hose bib to complete pressure washing of east side.  The wall and sign lettering will be completed with the current colors.  Ray will remove, repaint and replace the sign lettering while the wall is being painted.

4.      Last month, Alyse reported that we have approximately $7,390 in reserves for the front entry wall and landscaping improvements.  Painting cost of $1975 will come out of the Reserves, leaving $5415 (more than we had last year at this time).  The Board approved using $4,000 from the reserves to continue the process of renewing the entrance landscaping.  A plan needs to be created, and three companies need to bid on the same plan.  Additional work can be budgeted in future years to complete the project.

Recap of February bids for removal of the Junipers and replacement with river rock and plants were received from Southern Greens ($5925) and Stevenson Landscaping ($4456); determined to exceed available funding at that time.

 NEW BUSINESS:

 ·        Property North of Copperfield:  Requesting rezoning to Rural Residential.

·        Vehicles ransacked:  At least two vehicles have been ransacked recently.

·        Board Certification:  Alyse, Steve and Kelly attended a webinar for Board Member certification.

·        Fines / Grievance Committee:  The Board is looking to create a Grievance Committee, for information, please contact either the Property Management Company or Board President, Kelly Stanton.

·        Sidewalk Party:  Watch for information for a Sidewalk Party planned for this Fall, we are looking for Committee Members to Plan the event.

Adjournment:  Charlie Abell made a motion to adjourn the meeting at 8:01p.m.  Alyse Avitable seconded the motion and the motion was passed unanimously by voice vote.
