Kelly Stanton called the Annual Member’s meeting to order at 7:32 p.m.

Present:  Alyse Avitabile, Kelly Stanton, Mary Anne Sonnenberg, Sherrill Stramara, AJ Nick, and Steve Balch.  Charlie Abell was absent. Also in attendance: 25 members indicated by sign in sheet, 53 members by proxy, and Renae Foster with TCB Property Management.

 Alyse Avitable made a motion to accept the 2016 Annual Meeting minutes with discussed corrections. Mary Ann Sonnenberg seconded the motion and the motion was approved unanimously by voice vote.

OFFICERS REPORTS:

President - There have been some notable accomplishments for the 2016-2017 year.

  • First, the entrance was revitalized replacing many of the 20-year-old foliage. 
  • Second, we successfully bounced back from the well and pump issues experienced in 2016.
  • Third, we replaced our original fencing at the entrance (first 12 feet on east end of east wall).
  • Finally, we had our second Community “Meet Your Neighbors” Bar-B-Que.

This Board has continued to persevere and develop into an effective and cohesive team of volunteers.

The Board would like to thank the following people for their support:

  • Renae Foster and Sharon Freeman, of TCB Property Management.  These two women have, again this year, been instrumental in the Board's success of the aforementioned accomplishments.  I personally appreciate them always being so quick to return a call, email, text, and never hesitating to go the extra mile. 
  • Ray McDermott, again, words can't express how very supportive Ray has been over the past year.  Again, he has covered the full gamut of being helpful!  From digging up old (and I mean OLD sometimes) information, to nearly always attending meetings, always waiting patiently to be asked for opinions or to share past experiences and giving invaluable insights from years gone by of serving our Community of neighbors and friends.

He’s also been the feet and the face of Copperfield when it comes to bids and updates.  He researched and replaced the broken entrance flood light dry box fixtures along with bulbs, and fixed yet another Copperfield sign letter without being asked.  Ray has continued to be a mentor during this process and the Community has surely benefited from his generosity. He is someone I feel blessed to call a friend.

  • Dan and Karen Holmes, a huge genuine thank you to Dan and Karen Holmes for not only introducing the idea of a “Meet Your Neighbor BBQ” last year, but also going over and above by cooking the main dishes and for doing an excellent job in bringing this Community closer together.
  • Solaris HealthCare – Leslie Williams, Shawn Corley and Doug Hargrove, You three have absolutely gone over and above every time we’ve had any discussions!  From making sure the classroom is always ready for us, to helping cleanup fallen fences after the hurricane AGAIN, to sprucing up and putting down new mulch for our Community BBQ, and for providing power for our bounce house over the wall.  The Board and Community can’t thank you enough for your team’s hard work and dedication to being part of this Community!
  • And to my fellow Board Members, thank you for rising to the occasion and taking on this challenge with me.  Charlie, thank you again for years of guidence, and for coming right away to look at the sprinkler timer as soon as we were aware it was not functioning after Hurricane Irma.  Alyse, thank you for the superior support, awesome insight, watching our finances like a hawk and for always questioning spending of funds.  Also, for always being on the other end of a text when we need you.  Steve, thank you for your support, insight and always picking up when I have questions or need to bounce ideas off of you. Also, thank you for helping to put up the Christmas lights last year, managing the meeting sign and getting it posted on time, that is surely a thankless job, but a very necessary piece of this HOA staying on track.  Sherrill, AJ and Mary Anne, thank you for joining this Board –mid-term– knowing full well that it is a thankless job!  The Board and the Community thank YOU all for your service and do appreciate the sacrifices of time you have volunteered to our Community!

Alyse Avitable thanked Kelly for her support and always going above and beyond the call of duty.

2018 Election – There were no nominations from the floor.  Everyone on the ballot had an opportunity to say a few words about themselves.

The 2017-2018 BOD is Andrew Nick, Mary Ann Sonnenberg, Kelly Stanton, and Sherrill Stramara.  Steve Balch remain for one more year of his three year term.

Unfinished Business:

Cul-De-Sac- They have repaired the sidewalk and are just waiting on it to settle.  They will not do anything about the culvert, so that may be something the Board needs to address in the future.

2018 Proposed Budget: Alyse Avitable presented the proposed 2018 budget which was mailed to all owners with the meeting notice.

Mary Ann Sonnenberg made a motion to accept the 2018 Proposed Budget as presented. Andrew Nick seconded the motion and the motion was approved unanimously by voice vote.

Adjournment:  Mary Ann Soonenberg made a motion to adjourn the meeting at 8:15p.m.  Paul Lavelle seconded the motion and the motion was passed unanimously by voice vote.
