Board of Directors Monthly Meeting Minutes

ZOOM Meeting

 Sharon Freeman called the meeting to order at 7:06 p.m.

Present:   AJ Nick, Mary Ann Sonnenberg and Katie Anderson were present.  Kelly Stanton & Joseph Cardali were absent.  Also in attendance:  1 homeowner indicated by the ZOOM App.

Copperfield POA Mission Statement:  Manage the operations of the Association to effectively maintain the community to preserve property values and community spirit.

Katie Anderson made a motion to approve the March 22, 2022 meeting minutes as presented.  AJ Nick seconded the motion, and the motion was passed by majority vote.

Old Business:

  • Status of MRTA:  The attorney is still in the Document review stage.  We will get an update from the attorney once that is complete.
  • Bulletin Board Installation:  Renae from TCB reported that the bulletin board came in, and she got a quote from “The Handyman Company” to have it installed.  The cost is $300, plus materials.

Katie Anderson made a motion to approve the quote from “The Handyman Company” to install the new bulletin board at a cost of $300, plus materials.  AJ Nick seconded the motion, and the motion was passed by majority vote.

  • Irrigation Well:  Renae reported that we are waiting on the permit to get this project moving.
  • Sod Replacement:  On hold until well is replaced.
  • Dead Palm Removal:  The dead palm tree was removed several weeks ago.
  • Wall Painting Quote/Entrance Sign:  TCB reported that the entrance wall is covered in mold.  They got a quote to have the wall pressure washed, cracks repaired, and fresh paint.  The quote was for $2,400; but the HOA has to supply the paint.  TCB will get a couple more quotes.
  • Pepper Tree Trimming:  TCB reported that Extreme Grounds trimmed the pepper trees back as good as he could.   Mel from TCB reported that Ray and Kelly were going to get with Extreme Grounds to get an answer about that.  TCB will look into the possibility of having them removed.
  • Violation Status:
    • Exhibit A- We will allow additional time to complete the repairs.  Table until July meeting.
    • Exhibit B- The fence staining is acceptable, so TCB will inform the owners and reinspect before the July meeting.
    • Exhibit C- We will allow additional time to complete the repairs.  Table until July meeting.
    • Exhibit D, E, & F-  TCB will remind the Board about a week before the next meeting to drive by and look at these properties themselves.  Tabled until July meeting.

Adjournment:  Katie Anderson made a motion to adjourn the meeting at 7:30 p.m. AJ Nick seconded the motion, and the motion was passed unanimously by voice vote.
