Board of Directors Monthly Meeting Minutes

July 19, 2022 - 7:00 PM

ZOOM Meeting

Renae Foster called the meeting to order at 7:03 p.m.

Present:   AJ Nick, Joseph Cardali, Mary Ann Sonnenberg and Katie Anderson were present.  Kelly Stanton was absent.  Also in attendance:  8 homeowners indicated by the ZOOM App.

Copperfield POA Mission Statement:  Manage the operations of the Association to effectively maintain the community to preserve property values and community spirit.

Katie Anderson made a motion to approve the May 17, 2022 meeting minutes as presented.  AJ Nick seconded the motion, and the motion was passed by majority vote.

Landscape Report: There is nothing new to report at this time.

Old Business:

  • Covenant Violations
    • Exhibit A: Joe Cardali made a motion to move forward with Pre-Suit mediation.  Mary Ann Sonnenberg seconded the motion, and the motion was passed unanimously by voice vote.
    • Exhibit B: Mary Ann Sonnenberg made a motion to move forward with Pre-Suit mediation.  Joseph Cardali seconded the motion, and the motion was passed unanimously by voice vote.
    • Exhibit C:  Katie Anderson made a motion to allow another 30 days to see how the improvement is going.  AJ Nick seconded the motion, and the motion was passed unanimously by voice vote.
    • Exhibit D:  This has been corrected, and removed from the list.
    • Exhibit E: AJ Nick made a motion to allow another 30 days to see how the improvement is going.  Mary Ann Sonnenberg seconded the motion, and the motion was passed unanimously by voice vote.
    • Exhibit F:  The Board reported that these owners have been working on their property and would like to allow additional time.
  • Bulletin Board Installation- Renae Foster stated that some residents have complained regarding the “unfinished” look of the bulletin board.  She suggests having someone put some plywood over the back, and paint all of the wood for a more polished look.  Renae will ask the handyman to put some weather proof over the back.

Katie Anderson made a motion to approve this work to be done up to $200.  Mary Ann Sonnenberg seconded the motion, and the motion was passed unanimously by voice vote.

  • Entry Wall Quotes for Painting- Renae Foster presented three quotes to have the entry wall repaired and painted.  They were as follows:
    • Dave Goodman Quality Painting:  $3,500
    • The Handyman Company: $2,400, but the HOA has to supply the materials
    • Wall to Wall Painting: $4,040

Joseph Cardali made a motion to accept the quote from Dave Goodman Quality Painting.  AJ Nick seconded the motion, and the motion was passed unanimously by voice vote.

    • Dog Waste

AJ Nick made a motion to have TCB draft a newsletter for mailing to the owners.  Katie Anderson seconded the motion, and the motion was passed unanimously by voice vote.

Adjournment:  AJ Nick made a motion to adjourn the meeting at 7:57 p.m. Mary Ann Sonnenberg seconded the motion, and the motion was passed unanimously by voice vote.
