Board of Directors Monthly Meeting Minutes

ZOOM Meeting

 Renae Foster called the meeting to order at 7:01 p.m.

Present:   AJ Nick, Joseph Cardali, and Katie Anderson were present.  Mary Ann Sonnenberg and Kelly Stanton were absent.  Also in attendance:  8 homeowners indicated by the ZOOM App.

Copperfield POA Mission Statement:  Manage the operations of the Association to effectively maintain the community to preserve property values and community spirit.

Katie Anderson made a motion to approve the July 19, 2022 meeting minutes as presented.  AJ Nick seconded the motion, and the motion was passed by majority vote.

Old Business:

  • Status of MRTA:  Renae spoke with Aleysha at Arias Bosinger this morning, who stated that they have confirmed all of the documentation that was obtained through the “Governing Document Title Search” and finalized the draft MRTA.  Attorney Stayanoff is performing his final review of the Documents, and after this, they will be submitting the MRTA Documents to TCB.  As soon as Attorney Stayanoff provides his comments, they will provide an additional update to TCB.
  • Status of Extensions:  TCB’s last inspection on September 8, noted the following:
    • Exhibit A:  The Board has seen some activity at this property, so we will table this for now.
    • Exhibit B:  This property has had no improvement.

Katie Anderson made a motion to proceed with pre-suit mediation.  AJ Nick seconded the motion, and the motion was passed by majority vote.

    • Exhibit C:  This property has had little to no improvement.  The Board would like to pursue changing the resolution.

AJ Nick made a motion to allow the vinyl fencing to be white or tan.  Joseph Cardali seconded the motion, and the motion was passed by majority vote.

Katie Anderson made a motion to pursue the lawn violation.  AJ Nick seconded the motion, and the motion was passed by majority vote.

    • Exhibit D:  Owner’s have requested additional time due to a death in the family.  The son is working on getting the violations corrected as he can.

Katie Anderson made a motion to allow an additional 30 days to correct the violations.  Joseph Cardali seconded the motion, and the motion was passed by majority vote.

    • Exhibit E:  Katie Anderson made a motion to close out the violations on this property.  AJ Nick seconded the motion, and the motion was passed by majority vote.
  • Entry Wall:  The entry wall painting has been completed.
  • Weeds in Pond:  The Lake Doctors treated the weeds in the pond.
  • Pepper Tree Trimming:  Extreme Grounds reported to TCB that the pepper trees have been trimmed. 
  • Bulletin Board:  Renae is getting more quotes to have the posts painted and the back covered up.

New Business:

  • 2023 Budget & Annual Meeting:  Renae Foster presented the proposed 2023 budget for the Board’s review.  After reviewing the year end projections, we can leave the dues at $50/quarter and account for the increases that are projected.
  • Quotes for New Lettering:  The wall painting was just completed, so TCB will get some quotes to have the letters replaced for the next meeting.

Adjournment:  Katie Anderson made a motion to adjourn the meeting at 7:33 p.m. AJ Nick seconded the motion, and the motion was passed unanimously by voice vote.
