Board of Directors Monthly Meeting Minutes

July 19, 2023 - 7:00 PM

ZOOM Meeting

AJ Nick called the meeting to order at 7:34 p.m.

Present:   Katie Anderson, Joseph Cardali, and AJ Nick were present.  Mary Ann Sonnenberg and Kelly Stanton were absent.  Also in attendance:  4 homeowners indicated by the ZOOM App. Melinda Pettit, Sharon Freeman and Renae Foster from TCB were also present.

AJ Nick made a motion to approve the April 11, 2023 meeting minutes as presented.  Katie Anderson seconded the motion, and the motion was passed by majority vote.

Reports:

Landscape:  Joe Cardali reported that they have been working on the sprinkler system, to develop a map and get it operational.  It is moving forward, but has been a tedious task.  Ray McDermott would like the Board to do some upgrades to the front entrance island.

Katie Anderson made a motion to allow the owners 60 more days to see some improvement.  Joseph Cardali seconded the motion, and the motion was passed unanimously by voice vote.

Joe Cardali made a motion to turn Exhibit G over to the attorney for non-compliance.  Katie Anderson seconded the motion, and the motion was passed unanimously by voice vote.

New Business:

  • Security/Video Cameras:  Katie Anderson wanted to discuss adding some security cameras to the front entrance due to the increase in crime/break ins.  Joe believes enough neighbors have cameras of some sort that it would not be necessary to have the added cost.
  • Roof Materials Amendment Request from Homeowner:  We had a homeowner reach out requesting the Board look into allowing metal roofs in the community, requiring a change to the CCRs.  The Board will look into this.

AJ Nick made a motion to move forward with an Amendment to the Documents to allow for metal roofs, and have the attorney draft the appropriate paperwork.  Katie Anderson seconded the motion, and the motion was passed unanimously by voice vote.

AJ Nick made a motion to appoint Cathleen Battle to the ARA committee.  Katie Anderson seconded the motion, and the motion was passed unanimously by voice vote.

Adjournment:  AJ Nick made a motion to adjourn the meeting at 8:23 p.m. Katie Anderson seconded the motion, and the motion was passed unanimously by voice vote.
