AJ Nick called the meeting to order at 7:06 p.m.

Present:   AJ Nick, Katie Anderson, and Joseph Cardalli were present.  Mary Ann Sonnenberg and Kelly Stanton were absent.  Also in attendance:  4 homeowners indicated by the ZOOM App. Melinda Pettit from TCB was also present.

AJ Nick made a motion to approve the September 20, 2023 meeting minutes as presented.  Katie Anderson seconded the motion, and the motion was passed by majority vote.

Old Business:

  • Outstanding Violations
    • Exhibit A:

AJ Nick made a motion to proceed with pre-suit mediation against the owner referenced in Exhibit A.  Katie Anderson seconded the motion, and the motion was passed unanimously by voice vote.

    • Exhibit B:

Katie Anderson made a motion to allow another 60 day extension with litigation against the owner referenced in Exhibit B.  AJ Nick seconded the motion, and the motion was passed unanimously by voice vote.

  • Update on Metal Roof Amendment:  tabled for further review. Add to newsletter along with white vinyl fence approval to upcoming newsletter.
  • Middle/Center Island Landscaping: 2 additional estimates.
  • ARC Requests: none at this time.

New Business:

  • Broken Letter on Entry Wall: TCB to get estimates for repair, and ideas/estimates for full replacement
  • Sod Replacement: TCB to get additional estimates
  • 2024 Meeting Dates:
    • Third Wednesday, Every Other Month: : Katie Anderson made a motion to approve.  AJ Nick seconded the motion, and the motion was passed unanimously by voice vote.

Garage Sale & Picnic Dates: Will set date at March meeting for an April Garage Sale

Adjournment: AJ Nick made a motion to adjourn the meeting at 7:26 p.m. Kelly Stanton seconded the motion, and the motion was passed unanimously by voice vote.
