AJ Nick called the meeting to order at 7:03 p.m.

Present:   AJ Nick, Kelly Stanton, and Joseph Cardali were present.  Mary Ann Sonnenberg and Katie Anderson were absent.  Also in attendance:  6 homeowners indicated by the ZOOM App. Melinda Pettit from TCB was also present.

AJ Nick made a motion to approve the January 24, 2024 meeting minutes as presented.  Kelly Stanton seconded the motion, and the motion was passed by majority vote.

Reports:

Old Business:

• 2024 Meeting Dates: Third Wednesday, Every Other Month
• Garage Sale and Picnic Dates- Need to select a committee for picnic.
• ARC Requests- Renae Foster reported that the committee members have been getting the requests and approving via email.

New Business:

• Broken Letter on Entry Wall- Still compiling estimates
• Sod Replacement- Joe Cardali made a motion to accept Extreme Grounds proposals for the entrance island landscaping and sod replacement. AJ Nick seconded the motion, and the motion was passed unanimously by voice vote.
• Metal Roofs- Renae will follow up with the attorney to find out the status.
• ARC Requests- 3 applications approved
• Vote on Settlement Authority AJ Nick made a motion to approve allowing any board member that is available for the mediation to make decisions on behalf of the board.  Joe Cardali seconded the motion, and the motion was passed unanimously by voice vote.
